It is not uncommon for clients to have some type of drainage problems at their home. This project had more than just the common problems. These situations can come from a site not being graded properly during the initial development or because of alterations that occur during the passing of time. On this site the homeowner’s residence was placed just above the storm-water detention basin and between the run-off that flowed from all of the sites above them. Water drained from the sites above toward the rear of their new home and then forced its way through the basement window onto the floor. During the development of the Master Landscape and Construction Plan, a solution using land forms, generated from spot grades of the site, resulted in a beautiful setting that has stood the test of time.
